Oftentimes, people think they just need to do a quick credit check and verify employment, but there’s more to it than that. Our high quality resident screening process digs deeper. We gather extensive information on the following:

Owner or Renter?

As Your Pace Property Manager, We Do It So You Don't Have To.

Marketing

Marketing is key to getting properties rented quickly. We publish our rentals on a platform called Rentvine which syndicates to various third-party marketplace companies, including Zillow, Trulia, Apartments.com, etc.

We want to make sure your property appears anywhere a prospective resident may be looking for a rental. It will also appear under our Rentals tab on our websites. Not only do we upload photos, but we also build virtual tours for each property that we market. Resident Screening

We conduct extensive screening on all occupants aged 18 and older. Our rentals require applicants to have a credit score of 625 or higher, 3x the monthly rent in verifiable income, and two years of rental history, if applicable.

Rent Collection

We collect rent on your behalf and be sure to get you paid on time, every time. Rent payments will be distributed to your bank account via ACH between the 10th and 15th of each month.

Inspections

We conduct thorough inspections upon move-in and move-out that include documentation of the property’s condition, so there is no discrepancy in what damages, if any, were incurred during occupancy. In the event there are any resident damages upon move-out, this documentation will make any reasonable claims on the security deposit difficult to contest.

Inspections are conducted approximately every quarter, and the inspection reports are shared with you via your owner’s portal. About 45 days before a lease expires, we will send a renewal inspection to the resident to not only see what condition the property is in, but also to see if they are considering renewing.

Maintenance

We ensure any maintenance issues are addressed in a timely manner. We are happy to notate vendors that you prefer to work with in your file and will contact them first when a work order arises. However, we have a list of approved vendors that we do business with regularly and will use them as a default if you do not have any preferences.

In instances where the landlord is unavailable to offer timely support, residents may opt to seek housing alternatives, making the retention of valuable residents challenging in a competitive market. Recognizing the importance of prompt and effective maintenance response is crucial for property owners to foster resident satisfaction and loyalty.

With Rentvine, you will be able to set up an easy-to-navigate account to access many useful features. These features include, but are not limited to, accessing statements, rent rolls, work orders, estimates, other documents related to your property, and chatting with the team at Grand Realty!

Financial Reporting

With our detailed financial reporting tools, it's never been easier to keep tabs on your investment! Log into your owner’s portal to view statements and stay in tune with how your investment is performing.

Happiness Guarantee

We believe in quality customer service, so our property management agreement is month-to-month. If for any reason you wish to discontinue your service with us, you can cancel your agreement at any time with no penalties. All we ask is that you provide us with a 30 day notice.

With our results guarantee, we don’t get paid until we show results! If we are leasing your property for you, we do all the work upfront and we don’t get paid until we place a qualified tenant. That means we aggressively market and show your property, screen the tenants, handle all of the paperwork and perform a move-in inspection...all before we get paid anything. We don’t get paid unless you get paid!

Optional Pet Guarantee

We offer three pet guarantee options:

Pet rent goes to the owner and is subject to our 10% management fee.
Pet rent goes to Grand Realty, Inc., and we will cover up to $1,000 above and beyond the security deposit for pet damages at no additional cost to the owner.
Pet rent goes to Grand Realty, Inc. and the owner pays a $100 fee per month. We will cover up to $5,000 above and beyond the security deposit for pet damages.
